All applicants must provide (2) forms of identification. One (1) Government/Photo ID and one (1) other ID, such as, bank cards, credit card, printed club membership cards, work or student ID's. Copies must accompany application.
We conduct a thorough criminal/legal background check for each applicant. Applicants with a felony or ANY drug charges and/or has any convictions which requires them to register as a sexual offender DO NOT QUALIFY to lease with us.
Applicants must have a minimum credit score of 640 or higher and not have any Federal and/or State tax liens, any legal judgments, or open bankruptcies. Applicant social security number is required.
The combined verifiable gross monthly household income must be a minimum of three times the amount of rent. A copy of two (2) most recent paystubs must accompany application.
Applicant must provide two (2) good rental histories or at least one (1) for a minimum of 3 yrs. from unrelated/unbiased sources or a minimum of 3 years home ownership with current mortgage payments.
Applicant must have the ability and sign a lease for a minimum of 12-months for the first year. (24- month leases also available for those who qualify)
Proof of renter’s insurance is required prior to move-in. We require all of our residents to carry personal liability renter’s insurance with a minimum coverage of $100,000. Renter’s insurance can often be bundled with your current car insurance for a minimal fee per month. Please call your personal insurance agent for information about obtaining renter’s insurance and make sure to have them add Abodia Properties, LLC as an additional insured on your policy.
No applicant, occupant or guests may smoke or vape and will not allow any guests to smoke or vape inside the residence or anywhere on the rental property. Lying or making false statements on your application does not exempt you from immediate eviction! Due to our dedication to our current tenants this rule will be strictly enforced without exception and violators will be evicted immediately and charged a lease breaking fee.
No Applicant or occupant may own any pets and will not become a pet owner while under lease with Abodia Properties. Lying or making false statements on your application does not exempt you from immediate eviction! This restriction is strictly enforced without exception.
We follow HUD Housing Guidelines, which allows no more than two (2) persons per bedroom. We also follow Fair Housing Laws and will not discriminate any applicant on the basis of color, race, religion, familial status, national origin, disability, sex or sexual orientation.
